Sherwood Park sits in an unusual spot regionally: it prices above Fort Saskatchewan and below St. Albert, but clears inventory faster than either. In June 2026 the average sale price was $521,000, up 1.46% year-over-year, with the year-to-date average at $524,000 — about 2.9% ahead of the same stretch in 2025, according to REALTORS® Association of Edmonton figures.

Two things follow from that table. Inventory is genuinely improving — new listings up 8.9%, year-to-date listings up 9.3% — so buyers have more to choose from than they've had in years. But an ask-to-sell ratio of 1.006 means homes are still going for slightly over asking on average. More choice, not more leverage.
The 37 neighbourhoods sort into four broad groups, and knowing which one you're shopping narrows the search faster than any price filter.
Foxboro, Woodbridge Farms, Estates of Sherwood, Broadmoor Estates and Village on the Lake are the prestige addresses — wide lots, custom builds, triple garages closer to standard than optional. Foxboro covers an unusually broad range, from entry-level product up past $2 million, so don't write it off on reputation alone.
Where most buyers actually transact. Summerwood, Emerald Hills, Lakeland Ridge, Salisbury Village, Davidson Creek, Heritage Hills, Heritage Point, Jubilee Landing and Clover Bar Ranch were built out over the past few decades with schools, parks and pathways designed in. Lakeland Ridge and Summerwood in particular stay in steady demand, so listings there don't sit long.
Cambrian — Rohit's 310-acre community along the Oldman Creek ravine, with seven parks, four ponds and eight kilometres of trails planned — is the most active new-build area. Hearthstone, developed by Mattamy, is the other major one, with Aspen Trails and Hillshire alongside. Six new-construction homes sold across Sherwood Park in June 2026 at an average of $503,744, and builder inventory averaged 67 days on market — meaning there's product available and room to negotiate on quick possessions.
Glen Allan, Mills Haven, Brentwood, Broadmoor, Sherwood Heights, Nottingham, Westboro, Maplegrove and the rest of the older core offer mature trees, bigger lots than the price suggests, and walkability to things that were built before the Park sprawled east. If you're renovating rather than buying finished, this is where the value is.
Executive buyers look at Foxboro and Woodbridge Farms. Families land in Summerwood, Emerald Hills and Lakeland Ridge. Anyone wanting brand new goes to Cambrian or Hearthstone. Renovators and value hunters should be searching Glen Allan, Mills Haven and the established core — and everyone should get pre-approved first, because 28 days on market doesn't leave much thinking time.
Sherwood Park is a hamlet in Strathcona County rather than a city of its own — an important distinction for taxes, services and, occasionally, mortgage paperwork. It was founded in 1953 as Campbelltown and renamed three years later when Canada Post objected to the duplicate. The 2024 municipal census put the population at 75,575, which makes it one of the largest unincorporated communities in the country.
The commute is the reason many people are here in the first place: roughly 15 minutes east of Edmonton on Highway 16, with Anthony Henday Drive and Highway 21 handling most of the rest of the region. That puts the Industrial Heartland, the refinery corridor and Edmonton's east side all within a straightforward drive, which is why so much of the local buyer pool works in trades, engineering and energy.
On amenities, the anchors are Millennium Place for recreation, Festival Place for performance, Broadmoor Public Golf Course, the Emerald Hills Centre shopping district and the Strathcona County Museum and Archives. Elk Island National Park is about half an hour east — bison, dark skies and one of the better day trips in the region.
Schools are a genuine draw and one of the most common reasons buyers pick one neighbourhood over another here. Catchments change, so confirm the current boundary for any specific address with Elk Island Public Schools or Elk Island Catholic Schools before you commit — don't rely on a listing's school claim.

It is close enough that the commute to central Edmonton runs about 15 to 25 minutes via Highway 16 or Anthony Henday Drive, but it is not part of the City of Edmonton.
